Sender identity

Who sends your guest messages

GuestKie operates two messaging models. Both deliver every message, reply, and call record to your dashboard.

On GuestKie Core

Messages come from GuestKie. Verification codes, registration links, and stay notifications are sent by GuestKie from GuestKie’s own phone number and email address, on GuestKie’s own behalf. Guests reply to GuestKie. You see every message in your dashboard.

On Branded

Messages come from your business. GuestKie sends texts, emails, and calls on your behalf, under your business identity — your own phone number and your own email domain. Guests text and call your number directly, and you can call them from it. You see every message in your dashboard.

Device and payment costs

No vague usage tax.

GuestKie software is a flat price per property per month. Some PMS, device, and payment flows require the host's own provider account or API key, and we disclose any GuestKie-managed device costs before setup.

PMS providers

Hospitable is first. GuestKie also works with Guesty, Hostaway, OwnerRez, Lodgify, Hostfully, Uplisting, Smoobu, Tokeet, and other PMS platforms where the host brings API access.

GuestKie-managed Seam

If GuestKie uses its Seam account to connect supported August, Yale, Schlage, Kwikset, or similar devices, the device is $6 per month in addition to the property fee.

Bring your own provider

If you bring your own Seam account or another provider API key for locks, Nest, Minut, NoiseAware, YoLink, or another supported path, GuestKie does not add a per-device markup. You pay that provider directly.

Direct integrations

If a device or lock exposes a workable API path, including YoLink-style direct integrations, GuestKie will help onboard it with no extra GuestKie device charge.

Compliance Hold

The refundable Host Safety & Compliance Hold is collected through the host's Stripe account before access unlocks. It covers damage and house-rule violations (over-occupancy, parties, smoking, quiet-hour breaches), not just physical damage. GuestKie keeps a 1% platform fee, and Stripe processing fees apply.

Stay Extras

Guests pay for extras into the host's Stripe account. GuestKie keeps a 1% platform fee on upsells, and Stripe processing fees apply.

Guest charges

Hosts control their Compliance Hold amounts, extra prices, refund rules, and whether guest-facing payment fees are passed through.
